Owning a home is a major investment and performing regular maintenance helps extend the life of many of the major components of your home.

While home maintenance and repair projects can cost both time and money the effort is accompanied by a reward. Routine home maintenance offers many benefits and can help you save money in the long run and reduce the risks of property damage:

HVAC systems and appliances can have their useful lifespan extended with regular checks and maintenance, and potentially saving you thousands of dollars on unexpected premature replacement and repair costs. Routine maintenance can also help maintain the efficiency of appliances that require gas or electricity to function, helping to keep your utility bills in check.

Homeownership comes with additional responsibilities and risks and regular scheduled maintenance can mitigate some possible dangers.  Regularly checking off drains and sump pumps for issues and or blockages can reduce the risk of water damage.  Cleaning of dryer vents may prevent fires.  A simple Home Maintenance Checklist, a simple list of prescheduled chores will help reduce your liabilities as a homeowner.

Monthly

  • Test smoke & carbon monoxide detectors
  • Clean garbage disposal
  • Unclog drains
  • Clean range hood & filters
  • Vacuum heat registers & heat vents
  • Replace HVAC filters (every 3 months)
  • Clean washing machine/run clean cycle
  • Clean dishwasher interior
  • Vacuum bathroom exhaust fans

Spring:

  • Wash outside windows & siding
  • Clean gutters & downspouts
  • Pump septic tank (if you have one)
  • Inspect roof & chimney for leaks/damage
  • Service air conditioning
  • Prepare lawn (rake, de thatch, aerate overseed)
  • Re-seal deck, fence & outdoor woodwork
  • Inspect driveways & concrete paths for cracks
  • Test & inspect irrigation system
  • Repair screen doors & windows
  • Sharpen lawn blades
  • Donate unwanted household items

Summer:

  • Clean grill & fill propane tank
  • Mulch garden beds
  • Exterior paint touch-ups
  • Inspect & clean dryer vents
  • Clean refrigerator coils
  • Clean carpets
  • Organize garage/shed
  • Replace batteries in all home detectors
  • Inspect driveways & concrete paths for cracks

Fall:

  • Service heating system
  • Put outdoor furniture in storage
  • Seal cracks on windows & doors
  • Turn off outdoor water
  • Insulate outdoor faucets
  • Winterize sprinkler system
  • Rake leaves
  • Clean gutters & downspouts
  • Over seed & aerate the lawn
  • Ensure pipes are well insulated
  • Check attic vents
  • Vacuum link from dryer vent

Winter:

  • Prep for storms (water batteries, salt etc.)
  • Protect entryways (weather stripping)
  • Check insulation
  • Insulate hot water tank
  • Set heat to 55 or higher
  • Check fire extinguisher is in date and functioning
  • Clean shower heads to remove minerals
