Local Woodinville Middle Housing changes along with Washington State’s HB 1110 and HB 1337 expand housing options and give property owners new flexibility. These laws allow many homeowners to add additional housing units—such as duplexes, triplexes, fourplexes, and accessory dwelling units (ADUs and DADU's) on lots that were previously limited to a single home, depending on location and local standards.
In addition, HB 1337 introduces new opportunities for lot splitting in certain areas, allowing qualifying properties to be divided into multiple buildable lots. This can create opportunities to build, sell a portion of a property, add rental housing, or increase long-term equity, often without selling your primary home.
Every property is different. Zoning, utilities, access, setbacks, and design requirements still apply, and not all properties will qualify.
